This project encountered all the normal expected challenges of a wholesale interior renovation however the project had unique conditions like no other. The space was originally developed as part of the overall development in 1985. Since that time, 30 years of material and construction advancements wanted to be a part of such an important undertaking. The first order of magnitude was to identify all the interior structural and fixed mechanical components and then remove everything else to create the preferred open office landscape. During such the building AND the client’s business activities stayed open and operational. The management of construction activities, employee productivity, client access and basic building safety became a project onto itself. The entire area encompasses roughly 5,993 sf. of the overall 45,923 sf. building. The Construction and Design team endeavored, without a specific requirement, to re-use existing construction materials and systems where it made sustainable sense. We also employed as many green practice specifications as possible during the renovation. These items included, but were not limited to, sourcing over 90% of the products used in the space within a 500-mile reach. By example, the Shaw carpet is a cradle-to-cradle certified product! The other unique use of materials included maintaining an open ceiling environment where the open wood floor trusses were retained, cleaned and painted to compliment the open atmosphere. Although outside of our professional prevue; the mechanical and electrical systems where upgraded as applicable to realize better operational efficiency evidenced by energy consumption.
This project outside of the complexity of the project cited above, encountered one single most thorn in everyone’s side; including the vendor. The systems furniture. In this current market environment, production back-orders are common place, missed deliveries and every logistics challenge possible can exist. This project exceeded all of those and then some! At the end of the day, inclusive of replaced parts, wholesale exchange of wrong product and damage repair which never seemed to end, all ended well with the client working efficiently in every seat!
